A newly conceived commercial offering for retailers, developers, or penthouse end users for a building located in the heart of the 100 block of Colorado Ave., with heavy pedestrian traffic. Although not an approval, a very positive consensus by the HARC board of a schematic proposal was achieved without objection for creating a condominium land subdivision of a lot to the rear of the existing, non-historic structure. The eventual owner would be required to present more refined drawings of a proposed building on the vacant land, and subsequently for approval by HARC along with a replat of the existing underlying lot.
